Recent data from Paragon Bank reveals that UK landlords are experiencing their highest levels of profitability since early 2022, with 87% of landlords reporting profits in Q3 2024. This marks a significant rise from the same period last year, highlighting the resilience and strength of the UK rental market.
The survey, which included over 700 landlords, shows an impressive trend: profitability has increased quarter after quarter over the past year, pointing to a consistently favourable investment climate. The proportion of landlords enjoying large profits stands at 17%, with another 70% reporting moderate profits. Notably, only 4% of landlords reported losses this quarter, down from 8% a year ago.
Regional Profit Leaders and Tenant Type Profitability
At a regional level, landlords in the East of England have emerged as leaders, with a remarkable 90% reporting profitability. High returns were also recorded in the South West and East Midlands, where 89% and 88% of landlords, respectively, reported profits. This strong profitability across regions demonstrates the broad appeal and strength of the UK rental market.
When it comes to tenant demographics, properties rented to students are yielding the highest profitability, with 91% of landlords in this sector reporting profits. Families with children follow closely, with 88% of landlords seeing positive returns, and couples at 87%. These insights reveal lucrative opportunities across various tenant profiles, making the UK rental market highly adaptable and profitable.
Key Drivers Behind Rising Landlord Profits
Paragon Bank attributes this trend to strong demand for rental properties, supported by an improving economic environment as inflation rates fall. A Paragon spokesperson commented, “While landlords have faced rising costs over the past two years, these findings support our belief that many have astutely managed their businesses to remain profitable and are now seeing improved returns.”
This robust demand, coupled with careful management strategies, is contributing to an optimistic outlook for landlords and investors in the UK property market.

The strong demand, positive economic indicators, and diverse tenant base are creating a lucrative environment for both new and seasoned investors.
