A recent analysis highlights the growing rental market across the UK, revealing that one in five rental properties now costs as much per month as a typical income, reflecting the strong demand for rental accommodation. With the average UK salary standing at £35,481 per year, or £2,957 per month, the data shows that 22% of rental properties are listed with monthly rents that match or exceed the average monthly income.
This trend is particularly evident in London, where almost half (47%) of rental properties are commanding rents above the £2,957 monthly income mark. However, outside of London, areas such as the East Midlands remain more affordable, with only 2.5% of properties listed at these higher rent levels.
The report also delves into the super-prime rental market, where properties command monthly rents equal to or greater than the annual average income of £35,000. These high-end rentals make up just 0.3% of all current listings, with the vast majority located in London (96%), and a few scattered across the South East, North West, and South West regions.
Marc von Grundherr, Director of Benham and Reeves, comments on the situation: "Rents have soared in recent times, and our research demonstrates just how challenging it is for the average renter, with one in five properties demanding an entire month’s salary or more. Unfortunately, without an increase in rental stock, we expect this trend to continue, leading to heightened competition and rising rents."
