Where UK Rents Have Risen Over 30%: Insights for Overseas Property Investors

According to Zero Deposit's latest analysis of rental market data, the average monthly rent across Britain has risen by 8.7% over the last 12 months. Regionally, London leads with a 10.4% increase, while Yorkshire and The Humber recorded the smallest growth at 5.8%.

Local Authorities with the Highest Rental Growth

At the local authority level, the London Borough of Brent has seen a staggering 30.1% increase in average rental costs—the highest across the country. This sharp rise reflects the continued pressure of tenant demand in London’s rental market.

Other notable areas include:

  • Nuneaton and Bedworth (West Midlands): +16.2%
  • Folkestone and Hythe (South East): +15.8%
  • Harborough (East Midlands): +15.7%
  • Hinckley and Bosworth (East Midlands): +15.4%

Beyond these hotspots, 71 local authorities across Britain reported rental increases of 10% or more over the last year, further underscoring the nationwide trend of growing tenant demand.

Declining Rents: A Rare Exception

Interestingly, only one area, West Lindsey in the East Midlands, experienced a decrease in rental costs, with average rents falling by 1.7% over the past year.
