Why Savvy Landlords are Expanding Their UK Property Portfolios: Insights from Recent Research

A recent survey has revealed why many landlords remain committed to the buy-to-let market, despite the increasingly complex tax and regulatory environment. Paragon Bank conducted a study involving 500 landlords, each with up to three properties and an ambition to expand their portfolios. The findings offer valuable insights into what motivates these landlords to continue investing in the property market.

Key Reasons Landlords Are Growing Their Portfolios

  1. Strong Long-Term Rental Demand:
    Sixty per cent of landlords highlighted the ongoing demand for rental properties as a crucial factor in their decision to expand their portfolios. With the UK population expected to grow by around 10% over the next decade, this demand is only set to increase, offering a stable income stream for property investors.

  2. Retirement Income:
    More than half of the surveyed landlords (54%) view property investment as a way to supplement their retirement income. As traditional pension plans become less reliable, many are turning to property as a more secure and profitable option for their golden years.

  3. Capital Appreciation:
    Nearly half of the respondents (47%) cited long-term house price growth as a key driver for their investment decisions. With the UK property market showing resilience and potential for future growth, landlords are confident that their investments will appreciate over time, adding to their wealth.

  4. Preference for Tangible Investments:
    Over a third of landlords (34%) prefer property as an investment asset over other options like stocks or bonds. The tangible nature of property, coupled with its potential for wealth-building and inheritance, makes it a highly attractive investment.

The Bigger Picture: Why the Rental Market Remains Attractive

Louisa Sedgwick, Managing Director of Mortgages at Paragon Bank, explains: "The rental market is poised for continued growth, driven by projected population increases. This favourable outlook is encouraging landlords to expand their portfolios, ensuring they can meet the growing demand for rental homes."

The research also underscores the importance of long-term planning. More than half of the landlords surveyed are focused on building portfolios that will support their retirement, indicating a strong commitment to the rental sector. This is vital for the overall health of the private rented market, as it ensures a steady supply of rental properties for future generations.

Why Property Remains a Preferred Investment

The survey also explored why landlords choose property over other investment vehicles. The tangible nature of property was a significant factor, with 67% of landlords citing it as a reason for their choice. Additionally, 54% appreciated its wealth-building potential, while 53% valued the ability to pass property on as an inheritance.

Interestingly, the survey found that friends and family played a significant role in influencing landlords' decisions to enter the rental market. Forty-three per cent of respondents were inspired by their connections, while 39% began renting out property by accident, often after acquiring a second home or inheriting property.
